Authorize the inspector to make a "home inspection" at the stated address.

My presence at the inspection has been requested, and I understand the written report can only be a summation of observations. I am aware that the inspection is limited to accessible areas and primarily visual and that its purpose is to help me know better the physical aspects of the property at the time of the inspection. The Inspector agrees to use his best efforts and abilities, consistent with the American Society of Home Inspectors' standards of practice, to provide me with his good-faith opinions of the condition of the premises.

THE INSPECTION AND REPORT IS NOT INTENDED TO BE CONSIDERED AS ANY GUARANTEE OR WARRANTY OF MERCHANTABILITY OR FITNESS OF USE REGARDING CONDITIONS OF THE PROPERTY OR ITEMS AND SYSTEMS INSPECTED AND IT SHOULD NOT BE RELIED ON AS SUCH.

There is NO representation that the inspection covers all aspects, even of structural condition, and among items that are specifically NOT covered are lead paint, asbestos, toxic or harmful materials. This is a limited inspection only. Although we stand behind the accuracy of all the statements and observations made in this report, NO GUARANTEE OR WARRANTY IS EXPRESSED. Certified Home Inspection Corporation is not responsible or liable for problems which cannot reasonably be discovered in a limited inspection. Certified Home Inspection Corporation standard Exclusions and Limitations are enclosed as part of this contract The American Society of Home Inspectors' Standards of Practice are available for review upon request

I agree that any and all claims and/or disputes between the parties that cannot be amicably settled shall be determined solely and exclusively by arbitration in accordance with the rules of American Arbitration Association, except for the rules pertaining to arbitrator selection. The parties submitting the dispute shall appoint an arbitrator by mutual agreement who is knowledgeable in and familiar with the professional building inspection industry, and who will follow substantive rules of law.

If purchaser is unfortunately not present at the time of the inspection, or for any other reason is unable to sign this authorization at the time of the inspection, this authorization will become part of the report, and acceptance of the report shall constitute acceptance of the terms of the above authorization.

EXCLUSIONS AND LIMITATIONS REGARDING THIS REPORT

Please Read

We are pleased that you chose Certified Home Inspection Corporation to assist you in determining the condition of the property, but please understand this report is not intended to determine valuation or whether the premises should be purchased.

  1. This Inspection and report have been completed in accordance with the standards developed for professional home Inspectors by the American Society of Home Inspectors, Inc. (ASHI). Unless otherwise indicated, the property was not inspected for compliance with any codes, zoning regulations or lot line boundaries. The inspector uses his best efforts to give you his honest and unbiased good-faith opinion based solely upon his visual inspection. Like yourself, he is only human and not infallible. He does not have x-ray vision and cannot observe latent or concealed defects. He does however, look for clues to possible problems. He does no destructive testing, dismantling of anything including equipment, moving of furniture, carpets or personal property nor does he enter dangerous or inaccessible areas. If you were present during the inspection, you also had the benefit of our verbal comments which aid in the interpretation of this report. If you were not present, you should find the enclosed report self-explanatory. If you have any questions, please feel free to call the inspector so he can answer them for you.

  2.  Any estimates for repairs, if requested, were strictly "ball park" prices. We suggest you get at least 3 "firm prices" from contractors of your choosing. The ASHI Code of Ethics does not allow us to recommend any specific contractor.

  3. Common sense and past experience also dictate that we must exclude items such as private water systems, private sewerage systems and the interior of heating systems. In addition, only a representative number of multiple items such as electrical outlets and windows were tested and our opinion concerning these refer to their general condition only.

  4. Any comments contained in this report concerning the presence or absence of a wet basement are based solely on the visible evidence observed by the inspector at the time of inspection only and are not to be interpreted as an assurance of either condition continuing in the future.

  5. This report is based upon a visual inspection of the property to determine the apparent condition of the structure and components at the time of inspection only. Neither the inspector nor Certified Home Inspection Corporation can guarantee its findings.

  6. Presence of urea formaldehyde foam insulation (UFFI) or other toxic material may not be discovered by visual inspection.

  7. Air quality or determination of presence of harmful material is not part of our inspection.

  8. Secondary heat sources, i.e., wood stoves, gas logs, etc., are not included in our inspection.
